When Selling Your Home, Make Use Of Marketing Options

There are many methods of advertising that can be utilized in promoting the sale of your property. A good marketing plan combines an array of different media to provide a well balanced ad campaign to the public.

Print advertising has long been the most popular medium for marketing real estate. Publications such as newspapers and homes magazines reach thousands of people, giving your home a large amount of exposure to potential buyers. Mailings can target specific buyers by announcing the sale of your home. Flyers are a means of highlighting unique characteristics and supplying property information.

Another successful marketing tool is the open house. Opening your home to the public is one of the most effective ways to attract buyers and showcase your property. Most people have weekends off and find it convenient to shop for homes on a Sunday afternoon. Although the people who attend open houses are not all serious buyers, it still provides exposure and potential “word of mouth” advertising. Neighbors might have friends or family who are looking to move into the neighborhood.

Perhaps the medium which has made the biggest impact on the way people shop for homes in recent years has been the internet. Personal computers and the creation of the World Wide Web have changed the way we exchange information and conduct business. According to the National Association of Realtors, 74% of prospective buyers use the internet as a source of information when searching for a home. Internet websites have the ability to provide information such as multiple pictures, detailed listing information, maps and directions, mortgage calculators, MLS search pages and virtual tours. These features make shopping for a home more efficient and more convenient. This streamlined process allows buyers to find properties that meet their criteria in less time, without picking up a phone or leaving the comfort of their homes.

When choosing a Realtor, be sure to ask how they will market your property. What publications will they advertise your home in and how often? On what websites will your house be featured? Will the Realtor conduct an open house? The goal of a real estate marketing plan is to attract as many prospective buyers as possible. By making use of all the advertising options available, your home will get the exposure it needs to get noticed and improve the chances it will sell.

Middlebury Real Estate Market Update 10/9/06

There are currently 128 properties on the market, 21 of which are under contract.
It appears somewhat busier in October with more properties going under deposit. September was a little slower than expected, and I believe it was due to the huge amount of inventory.
A typical real estate deal from signatures to closing usually takes 6-8 weeks. I feel that buyers were taking a little longer to make offers due to the large selection. With the holiday season 6 weeks away, buyers are wanting to get under contract as to fit into this time frame.

As I indicated in a previous post, some of my seller clients have taken their houses off the market, and will reassess for the Spring Market.
